My Recommendation
Based on the reviews I have read of the Holyrood apartHotel, it is difficult to find fault with the location, accommodation and level of service.
The rooms can sleep 4-5 people or more so it is especially suited to those travelling in groups, or with teenage children, as it is often better value for money, and far more relaxed and convenient than booking two hotel rooms.
I would also recommend it to business travellers, especially those on extended trips or anyone looking for a long stay hotel apartment, as it's more homely and flexible than a traditional hotel.

The Holyrood apartHotel is a perfect alternative to a traditional hotel for business travellers, families or groups of 4 or more looking for flexible and convenient hotel accommodation in Edinburgh City Centre. The high level of repeat visits shows that the Holyrood apartHotel is well serviced, well-equipped, clean and spacious, and that the suites are good value for money.
Building and room design
- There are 41 apartments of varying grades, although all have two bedrooms, a separate lounge and a kitchen area. Some rooms have two bathrooms, and some have one bathroom/one shower.
- The least expensive room type is the Luxury Serviced Apartment and this type of room rate does not include free parking or food hampers.
- The second type of room is the Executive Serviced Apartment, which is larger and includes free car parking, a Welcome Hamper, a daily Breakfast hamper and a bottle of wine, as well as complimentary newspapers.
- There is also one Penthouse Serviced Apartment with a separate dining room, and two disabled access apartments.
- The majority of comments suggest that the apartments at the Holyrood apartHotel are designed in a fresh and contemporary design, and that they are clean and very well maintained.
- Although there were very few major complaints, some guests reported that the floorboards are very noisy, as is the plumbing.

Food and drink
- As these are serviced apartments, the Holyrood apartHotel does not offer any dining facilities, although there are many restaurants nearby.
- A breakfast hamper can be delivered daily (free or optional depending on room type), and many reviewers found that it was good quality with enough food to last two days.
- If you want to cook yourself, there is a fully-featured kitchen in the apartments, including oven, microwave, toaster, kettle and dishwasher (with detergent). Tea, coffee and fresh milk are also supplied.
Location and parking
- Although many guests liked the fact that they were close to the Royal Mile, they also appreciated that the hotel is located in a quiet alley. Some reviewers, however, still found that it was too noisy, and also that the hotel was difficult to find. Others commented that despite its central location, the hotel was a steep walk to the Old Town.
- There is secure parking available, which is included in some of the room types and optional with others. If not included, it is advisable to book in advance as space is limited. A couple of reviewers mentioned that the car park was badly lit and poorly signposted, but most people felt that it is a bonus to have secure parking so close to the city centre.
- The Holyrood apartHotel is a 10 to 15-minute walk from Waverley train station.
