What do guests really think?
The overwhelming majority of reviews were very positive and many thought that Ten Hill Place exceeded its three star quality rating. There are a few points which could be improved upon but most guests saw these as niggles which did not detract from their overall satisfaction and most would recommend Ten Hill Place. Most of all, many reviewers believe that Ten Hill Place represents excellent value for money.

My Recommendation
Ten Hill Place is not your run-of-the mill corporate hotel and they take their social and ethical responsibilities seriously. What is the Ten Hill Place Hotel like?
Ten Hill Place Hotel is not your usual city hotel as it is owned by the Royal College of Surgeons of Edinburgh, a registered charity, which means that all profits are ploughed back into research and development. It also operates a very strict green policy.
Due to its location within the new Surgeon's Hall Conference and Meeting complex, it is popular with both business people and tourists alike. Moreover, Ten Hill Place is unpretentious but offers good value, comfortable and well-maintained accommodation.
Building and room design
- Ten Hill Place has 78 guest rooms, including four Skyline Rooms which enjoy incredible views over the Firth of Forth.
- Four of the bedrooms have disabled access and especially designed features such as shower seats and grab rails.
- The guest rooms are comfortable and modern without being over-luxurious or glitzy. They seem to differ in size even within rooms of the same class, with some being described as spacious, while others were described as being too small and with too much furniture. It was frequently commented that the beds were extremely comfortable!
- Most reviewers thought that the rooms at the Ten Hill Place are extremely clean, although there was a small percentage of guests who were not happy with the cleanliness.
- Many of those who had stayed there complained about the quality of the tap water, and described it as brownish-yellow and strong smelling. Some also had problems with leaking showers and the temperature and pressure of the showers.
- Many reviewers were not comfortable with the glass door to the bathroom as it offers little privacy and some reported that the heating was not reliable or that the air conditioning was noisy.
- There is free cable internet access in the hotel if you have your own laptop.
- There is mineral water in the room together with Edinburgh shortbread and tea/coffee making facilities.
Staff and level of service
- Most reviewers believed that the hotel staff were very friendly and helpful, although there were some negative reviews, with certain staff being described as dismissive or unhelpful. They tended to be in the minority, though.
- Some reviewers believe that the 3pm check-in time is unacceptable, and while some guests reported that staff made every effort to allow earlier check-in, with some guests even being upgraded, others said that no effort was made to accommodate their request.
Food and drink
- Most, but not all, guests who had breakfast reported that it was of very high quality, although some believed that it was too expensive. Many guests chose to take breakfast in one of the many nearby cafes.
- Some guests who did take breakfast in the hotel advised that it gets crowded very early and you may have to wait to be seated. The hotel does, however, provide room service breakfast at no extra charge.
- There is a bar/cafe which serves lunches and light dinners and it seems that it was of excellent quality and reasonably priced.
- There are however many eating options in the near vicinity of Ten Hill Place which guests often mention.
Location and parking
- Ten Hill Place Hotel is an ideal base to explore the attractions of Edinburgh, being a 15-minute walk from Princes Street and also close to dozens of restaurants and bars.
- Some guests would have preferred to be closer to the centre while others felt that it was the perfect location, especially due to its proximity to the Edinburgh Festival Theatre and the University.
- The hotel is 1km from Waverley train station and 11km from the airport. Airport transfer is available at a surcharge.
- Those guests who want to take the bus into the city centre or to explore Edinburgh felt that the day pass was very good value and that the services were very frequent.
- There is parking available but it was reported that the car park is too small. Guests often had to make alternative arrangements and many felt that the charge for parking was excessive.
Nice touches
Ten Hill Place, as an unpretentious, value-for-money hotel, does not offer some of the glitzy extras that other hotels do but instead concentrates on ensuring that the basics that make a stay enjoyable are done well. It offers clean, comfortable and modern rooms, coupled with friendly service and good food.
